You have your subdivision consent from the Council and your surveyor has pegged the new boundaries and has prepared the survey plans - but the hardest part of the subdivision is yet to come! Many surveyors will leave their clients to flounder about with satisfying the subdivision conditions imposed by Council - not Nicklin Surveying & Resource Management though! We believe this is the most critical part of any subdivision - and we will ensure that this part of the work progresses efficiently.
You need to satisfy all of the subdivision conditions imposed, carry out any construction work required, obtain clearances from electricity, telephone and other agencies, liaise with your lawyer and apply to Council for their certifications. Obtaining the s223 and s224 certificates under the Resource Management Act from the Council is the key aspect of this work. Your lawyer uses these and other documents, along with the survey plan, to order the new certificates of titles for your subdivision (or computer freehold registers as they are now called in Landonline).
The processes above are the Project Management component of your subdivision. Do not under rate the effort that needs to go into this phase of the work.
