Shared access for subdivision means a right-of-way (ROW) is required. Waipa DC has stringent standards for ROW construction, including associated stormwater drainage. See this document for reasons why Councils are so tough over ROW's.
Waipa DC has separate standards for both urban and rural ROW's - see the new standard that is about to be released by Council. A copy will be loaded on this website when available.
A brief description of the requirements for ROW's follows:
Urban ROW Standard
- concrete or flexible sealed pavements
- all collected stormwater disposed of on-site
- pavement and drainage system to be designed by "suitably qualified person"
- 3.0m wide for 2-3 lots (3.5m access strip)
- 5.0m wide for 4-6 lots (6m access strip)
- Passing bays may be required on longer ROW's
Rural ROW Standard
- generally flexible pavements but can be concrete
- sealing required if dust issue and houses nearby (residential activities)
- in general ROWS's for farming purposes do not require sealing
- all collected stormwater disposed of on-site
- pavement and drainage system to be designed by "suitably qualified person"
- 3.0m wide for 2-3 lots (6.0m access strip)
- 5.0m wide for 4-6 lots (9m access strip)
- Passing bays will be required on longer ROW's
Design of ROW's
Nicklin Surveying & Resource Management qualify for the "suitably qualified persons" for the design ROWs and drainge systems in most cases . On difficult sites, the services of a Chartered Engineer would be required.
