The Waipa District Council is proposing some fairly drastic changes to the subdivision rules. The aim of these changes is part of the Waipa2025 review process and aims to reduce the impact of rural subdivision on productive land and to alter the rural/urban spilt from 60/40 to 80/20 by 2025.
Waipa DC have publically notified their Draft District Plan - these notes are yet to be updated to reflect the new provisions. It is very important to read the new Proposed Rules
The notes are based on published information from Waipa DC and our attendance and participation in their consultation processes. A summary of these changes is listed below:
New growth areas
- Structure plans developed for new growth areas (this is how Cambridge North is being developed)
Residential zone
- Ability to convert basements and additions to separate residential dwellings in residential zone (then separate titles?)
- Creation of outdoor living space
- Sunlight access (change to recession planes)
- New provisions for rainwater and grey water tanks on new lots 3-storey “compact housing” on sites over 3000m2 adjacent to public open space
